As a commercial property owner, you have enough to deal with already – why let problems develop that will just cause big headaches later?  You can’t predict every commercial property maintenance issue that will come up, but staying on top of preventable issues will save you a lot of hassle – and money – further on down the line.

These are the most important problem areas to focus on!

Five Commercial Property Maintenance Areas Where Prevention Is Best

  1. Annual plumbing checks

A major plumbing problem can be one of the costliest avoidable issues that can come up with a commercial property – so don’t let it happen.  Annual check-ups of your plumbing from a qualified plumber or contractor can spot problems long before they cause any damage.

Our recommendation is to do this in the fall, so you’ll have time to repair any pre-problems before winter hits and puts extra stress on the pipes.

  1. Annual HVAC inspections / maintenance

Your HVAC system is another part of your property which can cause costly problems if it breaks down.  Fortunately, HVACs can generally run well for years with minimal issues, as long as they’re properly maintained.  Annual inspections keep everything running smoothly, and they’ll also help keep your energy bills low as well.

  1. Roofing checks

Don’t let your roof go too long between inspections, and most of the time, they can be done without professional help.  Just survey the roof and look for anything that’s broken or out of place.  Missing shingles, peeled-up tiles, and other obvious surface-level problems will stand out, and let you know if you need to call in roofers before major issues occur.

  1. Regular electrical inspections

Nearly 1/4 of all fires reported at commercial properties are due to electrical issues which could have been prevented with better maintenance.  So have an electrician check out your system at least once a year!  While they’re at it, they’ll also be able to verify all your alarm systems are still properly hooked up, which can prevent even more problems.

  1. Green space management

Finally, be sure to keep an eye on the green spaces on your property.  You don’t want bushes overgrowing sidewalks, or trees with branches that could scrape the roof.  A little pruning can prevent a lot of issues!
